Mortgages

There are many different types of mortgage options available, each with their own advantages and disadvantages. Cheshire Financial can help you find the right mortgage solution for you.

Repayment Mortgage

A repayment mortgage is the safest and easiest way to make payments on your mortgage. Each month, a portion of your payment will go toward the mortgage repayment itself and the remainder goes towards paying off the interest. If you maintain your payments in full and on time, your mortgage is guaranteed to be paid off by the end of the loan term.

Interest Only Mortgage 

An interest only mortgage allows you to pay the monthly interest that is due on your loan, while the actual mortgage balance remains outstanding. Along with making a payment on the interest of your loan, you would also make payments in to a savings investment. At the end of your loan term, the aim is to have enough money in your savings or investment vehicle to pay off the outstanding balance of the mortgage.

Fixed Rate Mortgage  

With a fixed rate mortgage, your mortgage rate will remain the same, so your payments will remain the same amount for a period of time agreed between you and the lender. This type of mortgage allows you to be able to budget and plan ahead because you know what your monthly payments will be for a period of time without having to worry about interest rate fluctuations.

Standard Variable Rate Mortgage

A standard variable rate (SVR) mortgage offers the option of paying the lender’s standard variable rate throughout the mortgage term. This rate increases and decreases in line with the Bank of England’s base rate.

Tracker Mortgage

These deals work in a similar way to variable rate mortgages. The difference is that the tracker mortgage tracks the Bank of England base rate rather than the lender’s SVR.

Discounted Rate Mortgage   

A discount rate mortgage allows you to pay less than the standard variable rate for a set period of time. Your payment will fluctuate with the mortgage market, but for a selected period of time, it will remain under the standard variable rate. The advantage of this type of mortgage is that you will save money on interest payments for the duration of the discounted rate term.

Solicitors & Surveys

Conveyancing is the process of legally transferring ownership of a property from the seller to the buyer. Conveyancing also includes the various searches, checks and any final tasks following the sale.

We have access to conveyancing solicitors nationwide in association with BM Conveyancing a division of Bank of Scotland plc.

Valuation Inspection

This type of inspection is a minimum requirement by mortgage lenders. Essentially, this is an inspection carried out to determine the market value of the property for lending purposes. This basic inspection may take only a few minutes and will usually only highlight the most obvious of defects.

Home Buyers Report

This is the most common form of report, and is prepared to a formula approved by the Royal Institute of Chartered Surveyors. The report will cover most parts of the main structure i.e. walls, roof etc. and will identify any defects that require attention.

The report will also include your surveyor’s opinion on both the market value of the property and the reinstatement cost at the time of the inspection.

Full Structural Survey

This is the most comprehensive and expensive type of report that is usually required for older properties or those with obvious problems requiring investigation. This type of survey will include drainage and electricity reports supplied by specialist contractors, and can run to fifteen or more pages of detailed information.

If there are physical defects with the property that were present when a full structural survey was completed and they were not reported, then it is likely you will have a negligence claim against the surveyor.

Specialist Survey Reports

Cheshire Financial, in association with Specialist Xpress can help you acquire a Specialist Survey Report. In most cases, this is recommended in the lender’s mortgage valuation, homebuyers report or building survey.

Each report is carried out by a qualified person within that industry who can complete the recommended work. The reports are usually completed within a few working days and are charged at a fixed fee for each type of report.
